Rental Management

Cheeva Siri

For villa owners in the communities we serve

Let your villa earn
while you’re away

Cheeva Siri rents your villa to checked long-stay tenants and looks after the house every month of the year. You receive 40% of the rent in every rented month — more for higher-rent villas, agreed at the visit — and pay nothing for upkeep, including in empty months. You keep one free month a year in your villa.

Who it is for

  • Owners of pool villas in the Hin Lek Fai communities Cheeva Siri already looks after
  • Owners who use the villa about a month a year and leave it empty the rest
  • Owners who do not want to manage contractors, agents and tenants themselves
  • Owners already renting it out: we take over when the current tenancy ends

Want the villa ready for yourself several times a year?
Then Membership is the better fit — we’ll tell you which suits you.

Cheeva Siri, every month of the year

  • Pool and garden, twice a week
  • Air-conditioning, pest control, water and septic systems
  • Servicing, small repairs and wear and tear
  • Finding and checking the tenant; every call from the tenant; chasing unpaid rent and damage
  • Contract, deposit, inventory, check-in and check-out
  • A walk-through of the villa every month, with photos sent to you
  • Holds the keys; handles every viewing and every agent

You

  • Sign the agreement
  • Choose your free month
  • Set the house rules at the start: pets or not, smoking or not
  • Keep your own building insurance and tell your insurer the villa is rented
  • Pay for major items from the reserve of ฿2,500 per rented month — returned unused each year

No day-to-day management: no tenant approvals, no choice of agent. That is what keeps the villa let.

The agreement, in plain words

24 months

Either side can end it with three months’ notice, taking effect when the current tenant’s stay ends. No tenant is asked to leave mid-stay.

Long-stay tenants only

30 days or longer, usually around six months. Passport, income and references checked; one month’s deposit held separately.

Paid quarterly

By the 15th of the month after the quarter ends, with a monthly statement. Monthly if you have a Thai bank account.

Your free month

One month a year, any season, booked in advance. Extra months at Cheeva Siri member rates.

Selling is allowed

If the buyer keeps the agreement, there is no exit fee. A tenant already living there stays until the tenancy ends.

No guarantee

Rent and rented months follow the market. We show you comparable rents before you sign, and quote income only as a range.

Questions owners ask

Why 40%? Other managers take 20–30%.

Those managers take 20–30% and you still pay for the pool, garden, repairs and everything in the empty months — typically about ฿10,000 a month, all year. With us that is all included, and in an empty month you pay nothing. Compare what you keep at the end of the year, not the percentage.

Do I get more for a higher-rent villa?

Yes. 40/60 is our starting split, and for villas at higher rents your share can be higher. We agree it with you at the visit, once we know what your villa lets for.

Who will stay in my villa?

Long-stay tenants, 30 days or longer — usually around six months. We check passport, income and references and hold one month’s deposit. No holiday rentals. Your personal things go into a locked store room first.

Can I still use my villa?

Yes. One month a year is free, in any season. Tell us in advance and we keep the villa empty for you. Extra months are charged at member rates.

Who pays for repairs?

Servicing, small repairs and everyday wear and tear are ours. Major items — an air-con unit, water heater, pool pump, the roof — are yours, paid from a reserve of ฿2,500 per rented month that is returned unused each year. For larger jobs we send you a quote first. If a tenant breaks it, the tenant pays. If it fails because we did not maintain it, we pay.

When and how am I paid?

Every quarter, by the 15th of the month after the quarter ends, with a statement for each month. International transfer fees come out of the amount sent, so quarterly keeps it to four transfers a year. If you have a Thai bank account, we can pay monthly. 5% withholding tax is deducted and we give you the certificate.

What if a tenant stops paying?

Collecting rent is our job, and the deposit covers the first month. Your share is paid on rent we actually collect — but we carry all the cost of chasing it and of finding the next tenant.

Can I visit while it is rented?

We hold the keys and handle every viewing. While a tenant lives there it is their home, so visits are only with the tenant’s agreement, arranged through us. Between tenants, just let us know.

How long is the agreement? Can I leave early?

24 months. Either side can end it with three months’ notice, taking effect when the current tenant’s stay ends. If you need the villa back sooner, you repay our unrecovered set-up costs plus an exit fee that reduces over the term; if we end early, we pay you one month’s share.

Can I sell the villa during the agreement?

Yes. If the buyer keeps the agreement with us, there is no exit fee — only a small contract-transfer fee. If the buyer wants the villa without us, the normal early-exit terms apply. A tenant already living there stays until their tenancy ends.

Is the income guaranteed?

No. The rent and the number of rented months depend on the market and the season. Before you decide, we show you what similar villas nearby actually rent for.

Is this better than Membership?

It depends how you use the villa. If you want it ready for yourself several times a year, Membership is the better fit. If it stands empty most of the year and you’d like it to earn, Rental Management. We’ll tell you which one suits you.
